Check your Spam or Junk Mail folder, as well as the settings that filter your emails. You may need to add BidSelect.com to your "allowed" senders list. Some emails originating from BidSelect are sent right away, while others are queued and scheduled to send at a designated time. Depending on the type of email you are expecting, it may not have been sent yet.

You can also save your search and BidSelect will let you know when there are new or priced reduced listings in your search area.

Click the update button to save your changes.

From the homepage, enter City, State, County or Zip and click Search. After search results are displayed, use the Refine Search feature to better match your interests/eligibility. You can also use Advance Search to further define your search criteria.

My Searches will organize your saved searches. You can easily execute a saved search to view available properties, share your saved searches or delete them. When you save your search, BidSelect will notify you when there are new listings or price reductions on listings that match your search criteria. You can save up to 100 searches and access them through My Searches under My BidSelect.

You can save up to 100 favorite properties and access them through My Favorites under My BidSelect.

This feature is available from the property details page for each property listing on BidSelect. Simply click on the Email to Friend/Agent icon, enter the recipients email address and an optional message then click Send. BidSelect will send a property link to your designated recipient.

Share/Save allows you to share basic property information through various social networking and bookmark sharing sites. This feature is available from the property details page for each property listing on BidSelect. Simply hover over the Share/Save icon and select an option, such as Facebook or Twitter. You can also email property information using popular applications, such as Gmail or bookmark the property in your browser.

Go to My BidSelect and select My Searches. Locate your saved search and un-check the appropriate box in the Notify Me column. You can also delete a saved search to discontinue notifications. Click on Save to retain your settings.

Go to My BidSelect and select My Searches. Locate your saved search and check the appropriate box in the Notify Me column. BidSelect will notify you when there are new listings or price reductions for properties that match your search criteria. You can save up to 100 searches and access them through My Searches under My BidSelect.

Properties that are owned by the U.S. Department of Housing and Urban Development (HUD). It also includes REO (real estate owned) properties owned by banks or financial institutions who have acquired these properties through foreclosures or deed in lieu of foreclosure.

Properties listed by real estate agents on behalf of private sellers and corporations.

Plus SignWhat is a Short Sale listing?

Properties listed by real estate agents where the seller's lender may entertain offers that would result in a payoff of less than the balance due on the mortgage loan. Please inquire with the listing agent for specific conditions that may exist on short sale properties.

Properties listed by real estate agents where the owner is accepting offers to rent/lease the property.

Plus SignWhat is the definition of Bid Period and Listing Status

(None) or Sealed Offers/Eligible for Real-time Review
The Seller can review offers at any time.

Sealed Offers with Deadline
The Seller can review offers only after the specified deadline has passed.

In Negotiation - Backup Offers Considered
Backup Offers - In the event the negotiation is cancelled, backup offers may be considered.

Contract Pending - Backup Offers Accepted
The Seller has accepted an offer, but is collecting "backup" offers for a limited time.

Contract Pending
An offer has been accepted by the Seller and backup offers are no longer being accepted. Add the property to your My Favorites. If it returns to the market, BidSelect will send you an email notification.

Submit/Manage Offers

Plus SignHow do I place an offer?

Buyers must use a licensed real estate agent who is registered on BidSelect to place an offer. Find an agent in your area who can place an offer on your behalf.

Agents can submit offers if they are registered on BidSelect. Register for a free Buyer's Agent account. If you are already registered, review the following instructions or view available e-Learning videos for step-by-step instructions.

Locate a property and click the Submit Offer button. If you are not signed-in you will be prompted to do so. Note: For HUD-owned properties, you will be linked to HUD's website to submit your buyer's offer.

Step 1 - Enter Offer Information

  • Complete all required fields and click Continue.

Step 2 - Review and Submit Offer

  • Review the offer information you entered. If you are ready to submit the offer, click Submit.
  • If you need to make changes, click Change.
  • If you are not ready to submit the offer, click Save and Close. Note: As long as the bid period has not ended, you can open and submit the offer from My BidSelect at a later date/time. You will not be able to change the details of your buyer's offer.

Step 3 - Confirmation

  • Review next steps for what is expected if the Seller accepts your offer.
  • You can also print the confirmation and access available documentation for the property.

Sign in to your BidSelect account. Go to My BidSelect and click on My Offers to view Submitted Offers. Locate the offer you wish to cancel and click on the offer confirmation number. From the Offer Summary click the Withdraw button. You will be required to enter your BidSelect password to successfully withdraw your offer.

For HUD-owned properties listed on BidSelect, log in to HUD's website and click on Bidder Functions then Review Your Bids. Click on the bid you wish to cancel then click Withdraw This Bid.

Accepted or Acknowledged
Listing Agent or Buyer's Agent has reviewed the offer and it was accepted. Binding contract is subject to receipt of required sales contract and/or requested documents.

Backup
Offer submitted and held as backup due to negotiation on another offer.

Best & Final Requested
Listing Agent has reviewed the offer and requested a best & final. Pending response from the Buyer's Agent.

Best & Final Submitted
Buyer's Agent has responded to the Listing Agent's best & final request. Pending response from the Listing Agent.

Cancelled
The offer has been terminated by the Listing Agent at the request of the Buyer's Agent.

Countered by Buyer
Buyer's Agent has reviewed the offer and countered the Listing Agent's counter. Pending response from the Listing Agent.

Countered by Seller
Listing Agent has reviewed the offer and it was countered. Pending response from the Buyer's Agent.

Expired
The Buyer's Agent did not respond to a counter offer or best & final request prior to the defined deadline. The offer is now expired.

Incomplete
Buyer's Agent created offer but did not submit it for the Listing Agent's review.

Incomplete Offer Expired
Buyer's Agent did not submit saved offer.

Negotiation Withdrawn
Listing Agent rescinded request for Counter or Best & Final.

New
Offer submitted and not yet responded to by Listing Agent.

Not Considered
Buyer's Agent submitted the offer, but it will not be reviewed by the Listing Agent because the property was either held off market or another buyer's offer was accepted before the offer was eligible for review.

Offer Marked for Negotiations
Buyers offer has been reviewed and marked for negotiations.

Offline
The property has a new listing agent. Contact the Listing Broker directly with previous correspondence regarding this offer, e.g. offer confirmation.

Rejected
Listing Agent has reviewed the offer and it was rejected.

Rejected by Buyer
Buyer's Agent has reviewed and rejected the Listing Agent's counter offer or best & final request.

Rejected by Seller

To submit offers on HUD-owned properties, your principal broker must register to obtain a Name Address Identifier (NAID) on the U.S. Department of Housing and Urban Development website. Once your broker's NAID has been issued, he/she will need to register as a Bidder.

Note: If you are a selling agent or associate broker, your principal broker must register first BEFORE you can register and submit bids under your broker's NAID.

It is also important to register as a HUD broker or selling agent on BidSelect so that you can receive communications relating to new listings, sales incentives and important changes to HUD processes and programs.
